In light of the developments in the past few days and breakdown in communication, please see the following questions we have, as well as changes to the basement project.
Kiro - thank you for providing the link to the Project Document Track - that is the first time we are seeing it aside from seeing you access it on your screen in a Zoom Call. Thank you as well for providing the Final Interior Renderings for the basement as it was the first time we had access to that as well.
I know that our raised issue of the ceiling for the golf simulator having trim-making boxes "rolled eyes" for you all but we were going off what we saw in a Zoom with Kiro which showed no trim or boxes, a smooth ceiling.
In the zoom call we discussed at great length of not having boxes in the ceiling and if anything do sheetrock.
So our visual of a smooth ceiling as seen in the zoom call from Kiro's rendition is what we had in our head. (The "Golf Sim Interior Rendering" still has it as a smooth ceiling under the last item in the Project Document Track's Interior Rendering column) That matter is passed us now but it's just a simple example of the confusion Kim and I have at times for this project.
Another example would be how we went to Avalon on Feb 16 and after we met with Kiro and Avalon, Kiro said he wasn't satisfied with their delivery time and wanted to find another place to get the tile. It wasn't until Feb 24 that I got the invoice from Avalon and then on the 26th Kiro said he couldn't find another place that had the tile so I paid Avalon on Feb 26.
Everything that was discussed in the Zoom call was unavailable several weeks later and we were given a day or two to meet Kiro at Avalon which realistically was the only choice to pick something since there was such a delay and now a time constraint to get it. I believe you record all the Zoom Meetings right Kiro?
Again - behind us now but with two examples I'd hope someone could realize where our frustration comes from.
Going forward to complete this project as quickly as possible since it's obvious the frustration between both sides has mounted - Kim and I bring forth the following:
Changes
- Bench below the tv in the sports room, no raised center area with counter top, even with the left and right sides.

- No smoked mirrors anywhere please.
- Proposed Wetbar
- Please share your thoughts if you’re okay with a normal backsplash or if you guys have thoughts on any other material.
- Proposed AV Hidden door.
- Please share your thoughts if something else is decided on for the back of that hidden door. we initially planned for a smoked mirror to be surface mounted on it. The options would be pretty much up to you and Kim which could be and of course not limited to the following
- Leaving it plain and using it to display art/frames, things you guys already have and had thoughts to display such as the flags or other photos as per our previous conversations.
- I’m not sure how far Frank is into building this but there is of course an option to turn it into a mini bookshelf hidden door where you’d have two doors at the bottom and shelves on top.
- Do not do the charging station in the countertop behind the golf sim. Just a countertop with no waterfall feature.

Questions
- Where is the floor for the gym? When is it getting installed?
- I emailed Flooret for their tracking and will keep you posted once we have an update. I believe Dan had planned to install it sometime after the paint is fully done which will also be around the time installers are installing the backsplash for the bar. Dan Williams Can advise if there are any other plans.
- When is the bathroom tile going to be completed?
- Dan to advise on schedule, I know we’re still missing the two side shower walls tile. I’ve reached out to Peter - The store manager of Avalon Manalapan and will keep you posted on these two elements as they complete the restroom.
- When is the unfinished flooring in the seating area of the golf sim area going to be finished?
- Dan / Brooke to advise on the schedule. In regards to specs of the stain…. The exact color will vary depending on the type of wood and the stain transparency. I believe Frank / Walter left some unfinished wood for Brooke’s guys to use as a stain sample.
- My thoughts there was one of the following two options and you guys may be able to see these options online as they were done before by others. I believe your wood is red oak.

- Minwax - Semi-Transparent | Early American MW230 - Satin Finish Poly
- When are we going to see stain samples?

- Is the wallpaper ordered? Kim informed Kiro on Thursday March 7 of her choices.
- Kim had requested to see how the seams were going to work and how they would line up in the space. They were also being quoted. Aside from them being quoted and the vendor working on the layout … Qtys need to be given by the installer. Brooke to advise on the needed yard qtys based on vendor specs, but before we do that I’d like to give you the prices on them and let me know if you’re okay with them in the meantime.
- MODERN MOSAIC-5014 NAVY DRAMA | FOR STAIR WALL | Stocked and typically ships within 1-2 days.
- I’m still waiting for the manufacturer to get back to us on how the texture would work but here’s what I was able to figure out based on their specs and photos. The texture is definitely not going to look like it’d have this many seams but it’s repeated vertically every 25” and horizontally every 14.5” … I drew it for you guys to get a visual of what it’d look like as I’m not really sure when the PJ will get back to our request.
- NOTE: Based on my estimate of how much we’d need of this wallpaper, it looks like we’d approximately need 8 yards, However, the minimum order on this exact one is 12 yards with order increments of 4 yards. $87 per yard which will eventually put us at $1,044 for the 12 minimum yards plus tax and shipping fees.
- Please let me know how you’d like to proceed and if this wallpaper is still an option or you’d like to revise it to something else.
- METALLIC - OMBRE 3160 - FOR LOUNGE WALL BEHIND SEATS.
- I’m still waiting for the manufacturer to get back to us on how the texture would work but I ended up drawing it up based on their specs for you and Kim to see. They have two options when it comes to these panels… One option is 11’ tall and the other is 16’ tall. We obviously won’t need the 16’ tall panel due to the low ceiling. We have the option to place the 11’ panel however we like. The metallic part ends 48” from the top so there is an option to play with each panel’s height to create a wave effect but it unfortunately makes the vertical seam be noticeable more. My suggestion would be to keep it all at one level but to raise the actual panel a little bit so it doesn’t end up being too close to the center of the wall. Here’s a Visual for your review and feedback. Please share your feedback on it!
- An installer would still need to confirm this but the pricing on the single panel that’s 11’ tall is $820. My drawing shows a minimum of 8 panels which will put us around $6,560 plus taxes and shipping fees.
- Please let me know how you’d like to proceed and if this wallpaper is still an option or you’d like to revise it to something else.
- Is the fireplace ordered? Where is it? We haven't seen what it looks like.
- The fireplace is not ordered, No … This was covered during one of our Zoom calls that covered framing and electrical. Here’s the link for it: if you’d like to order now, I’d advise you guys to order it directly as they don’t pass any trade discounts on appliances and they’re also really difficult when it comes to transferring warranty documents in most cases.
- Access to the exterior water spicket pipe is closed off by sheetrock in the sports room. Kiro took a picture on his phone a while back where he uses his hand to point it out.
- Please CLICK HERE TO VIEW the photo. Dan William to advise, the exact location of it was also captured in my final walkthrough 3D scan before sheetrock. Don’t worry.
- The TV above the fireplace does not have an outlet box as well as no power sources for the area where sconces were going to go to the left and right of the TV/Fireplace
- The sconces power is being the sheetrock, Cutouts will be made during the final electrical I believe. Zack/Lou is aware of that TV we have in the lounge area above the fireplace as we talked about it during our on-site meeting back on 02/09.
- Please let me know if Kim has selected fixtures for these two sconces and the bar already as I know she was looking for ideas and options to share as a point of reference or if you guys would like me to send you a presentation with options on the final electrical fixtures that’d be needed.
